项目开始于2011年，该社区发展采用的基本原则：中层建筑、城市街区规划、步行区和车辆的分离、封闭的庭院 - 开放的街道。
The basic principles adopted for the development of the neighborhood: midrise buildings, urban block planning, separation of pedestrian zones and vehicles, closed courtyards - open streets.
Urban blocks are not classical quadrangular, but pentagonal forms a slightly more lively and unpredictable space.
A promenade, pedestrian yards, squares, a community center, coffeeshops, and other infrastructure – the residential complex has everything to bring more people to the streets, make the space lively and safe
The concept of the zero kilometeris fully implemented in this complex, the center of attraction of the first phases will be a square with a public space with a cafe and a playground. For the entire district as a whole, a huge advantage will be opening the eponymous largest shopping and entertainment center in Ukraine
A well-developed network of bike paths with stops and parking lots has been thought out inside the residential complex and outside it, which is included in the urban cycling infrastructure
It all started in 2011, and then on a site of more than 100 hectares, we conceived the largest residential area with a total area of more than 1 million square meters.
Then, because of the economic crisis, construction, as well as the design of this residential complex, stopped for almost six years. When we returned to the project, we already wanted to change a lot, but the first phases were already in the monolith. The main changes were made to the color scheme of the facades, planning solutions. A community center appeared in the masterplan. The next phases form half-open urban blocks. Starting from the 8th phase appears utterly new architecture that only nuancedly supports the residential area's general concept!
The large area and the absence of encumbrances in the form of a historical context and protection zones allowed us to create an urban framework: not only houses, but also the spaces between them - streets, gardens, squares, and sidewalks, towards which there are wide showcases.
Houses in the "Respublika" (that may be translated into Republic) form a system of closed quarters with a clear hierarchy of spaces. Closed private courtyards are connected to pedestrian streets that lead to a square with one function or another. Together, they form a multifarious environment that allows one to spend time in different ways and not go outside the complex to see a doctor, visit a school or a gym. "City within a city" - so they say about many neighborhoods, but here the definition can be given without exaggeration - this, in fact, was conceived to a certain extent to compensate for the remoteness of the "Republic" from the center of Kyiv.
The main principles adopted for developing the area: average number of storeys, urban block development, separation of pedestrian zones and vehicles, closed courtyards - open streets. The pentagonal quarters form a living, unpredictable space.
The first phase consists of four urban blocks: the sections are arranged in pentagons, which diverge in petals from the "core" - an area measuring 80x80 meters with a community center.
In the place where the fifth "petal" of housing could be located - elementary school and recreation: tennis courts, football, and volleyball courts. On the opposite side, there are a large sport and a barbecue area.
The private courtyards' design closed on all sides is deliberately opposed to the streets' geometric correctness. The atmosphere here is cozy, slightly villatic: rounded grounds, hills, and paths, tall trees, grass breaks through the tiles.
The height of the houses does not exceed ten floors. Each section is unique - due to the color, size, location of the windows. The sections' flat facades are also heterogeneous: breaking the walls' rhythm and "switching" between three shades of plaster divides them into blocks of different heights, accents are white "frames" that unite the windows to a height of two or three floors. A common feature is rounded corners, outlined by a white "contour". The dark gray neutral "pauses" are the "binder" that holds the colored sections together and "seats" them on the solid ground floor. These "bundles" are of lesser height; they have terraces on the roof.
In the next phases, we plan to improve the developed techniques. The palette will become more complex, and architecture will evolve, opening up more typologies and perspectives. The pedestrian space will grow and become more complex, linking all parts of the neighborhood with each other and "connecting" them to the large square in front of the shopping center. Starting from the fifth stage, the complex' blocks will become open, the territory between them will be even more permeable.
